Any mamas have experience buying land and building?

I am dreaming real big these days. . I’ve had this goal now in mind for some time and did actually go forth with purchasing land but reneged on it after realizing I preferred a different area / city. . Now I’m wanting to take a full chance and just go for it but don’t know anyone who’s been through the process of buying land/ building themselves. . So if you’re able to share a bit of knowledge that would be so greatly appreciated. 🙌🏾☺️

Hi! My husband and I have bought land and “built” a house. We moved a double wide onto it. I would love to answer any questions. And I’m in Kansas, so pretty close haha.

I have been wanting to buy land and build as well. But have yet to go through it, that being said I’m looking into USDA loans if that helps at all?

@Lily , hey lily! and congratulations to you guys, that’s amazing. May I ask what the process somewhat looked like for you? Also I know it’s totally different when the land is raw / hadn’t been touched. . Was that the case for you guys as well? like did you do land first then everything else after that? I’m currently looking into raw land and was going to explore everything being wrapped up into a construction / building loan or just see whatever other options there are. . I just am so nervous for it all but I’d rather the nerves not hold me back because even if it takes forever for me to build, hey at least I did something and got somewhere along with having something for my kids.

Research the type of weather and storms you’re susceptible to in whatever area before deciding! Like non flooding and earthquakes etc. all that.

I have wanted to do this too i haven’t yet but one thing i found out is it’s a good to maybe look into land that already has a mobile home on it cuz that typically means it at least already has a septic which can be helpful! And I also seen where if you wanted others to live on the land you get a llc and sell memberships so that everyone can have a piece for their own homes… cuz I wanna build up a mini community one day!

@Lyss , yes I agree with you. Mobile home is a good route if that’s something you’re up to fixing and such like that and if you’re wanting to pay a bit more in price as well. Definitely will be a bit different price wise compared to raw land. But thank you so much for the tips and good luck to you as well! Hope you get going on that wonderful community of yours. 🫶🏾
