Get a good realtor. Someone who is willing to actually do some work and has your best interest in mind. You want one who is going to be honest with you about neighborhoods, your budget, and expertise in pricing. Interview realtors if you need to and be straightforward with what you want. I’ve owned 3 homes in 3 different states & my realtors were so great! They make the experience fun!
We lived in an apartment owned by my parents for years paying only a little rent and built up our careers during that time. We bought when we made enough that our mortgage plus escrow would be less than 28% of our income. We were in a hcol area so we waited until our mid 30s and built our dream home.
We saved up for a down payment, got an idea of what we could afford, got pre-approval from the bank, got a realtor and then found a house in our range.
1st save every dime you can, making cuts where possible and making sacrifices, using your cc for bills and groceries and pay it off every month to build your credit score, make sure you are on time with all payments, if you currently rent, ask your landlord to report your rent to the credit bureau, make sure you budget as if you are living there already, most people make the mistake to budget only for mortgage payment but forget to include utilities (home utilities are a lot higher than apartment) you have to take current bills and rationalize, do you need internet right now or can you get by without it until you get a home, what about extras like Netflix? Once you purchase home, make sure you take your time shopping for furniture and look for sales, stock up on things like toilet paper and paper towels. Look for additional income opportunities and save extra, take time from vacations and going out to eat or activities, make those sacrifices until you have your home!!

Sacrifice, and planning. We rented one of the cheapest flats we could find in our town and stayed there for 5 years. We both worked full time, up to 70 hours per week and saved and saved so that we had a decent deposit to buy a house with. To note, we were both on minimum wage the entire time.
Landlord pissed me off one last time(they were also in laws) we found a lender, got pre-approved found the house after looking at about 200 of them(ended up buying my uncle's because he wanted to go to GA) we bought during covid. mortgage is cheaper than our rent was. We took some from our 401k for down payment and worked our asses off for the rest
We went through a local home buyer program. The first time I saw them, they told me all the things i needed to prepare before I would get approved for a loan. Fast foward 2-3years or so, we made a new appointment, met with the same advisor and she taught us everything we needed to know and helped us get approved for a USDA loan with 0 down. USDA loans aren't available everywhere, but it never hurts to check.
We rent but I know people who did and they did it by having great parents: 1 lived with them in their adult years for free so they could save up for the house. The other the parents gave them money.
