Legal????

My lease states that pest control will be provided every third Thursday of the month. They’re almost never consistent but in the last two years we have lived here they usually come. They’re almost never last 4-6 months I’ve noticed more bugs than usual. Majority of which are spiders or roaches or stink bugs. We live in a rural place so nothing uncommon other than roaches. Which I have called and told my property manager and they said well we sprayed your apt last month to which I said yes but you guys were supposed to come yesterday (the third Thursday) and didn’t and she said well we’re only doing like every other month now and we got you last month. I said okay I’m seeing bugs in my kitchen and that’s not okay. She said well do you have open food? I said in my kitchen….. yes I do. But it’s in containers or ziploc bags sooo and she goes well maintenance will come spray with the leftover they gave us sometime next week but idk when. Well they never came so I’m guessing she never told them cause she does that A LOT. But if this is a service I’m paying for in my rent then it needs to be addressed am I wrong? Idk my husband says to leave it alone. But that’s not something I can ignore. Bugs 🤮 like I have one of the cleanest apartments in this dump Ik it. I clean nonstop 24/7 sweeping, moppin, dusting, cleaning the bathrooms once a week. Like Ik 1/2 the people that live here don’t clean but once a year. But idk why I have to be punished for it.

I worked for a pest control company and unfortunately you can’t kill spider or stink bugs with sprays or bait. They are not self cleaning bugs like ants and others. Meaning they clean their bodies and eat it. That’s how we get rid of ants and others. Spiders are an on contact, as we see them when we are there kind of thing. Roaches depending what kink can be taken care of but might take a little longer. Do you know the pest company? Can you call them yourself and tell them you need a service call for someone to come out and spray and take a look. Usually those are free with any contracted services like coming out everything month or by monthly deal.

If it’s in your lease they are breaching the contract. Write them a letter outlining the breach on contract and request they fix the issue. If they don’t you can then with hold rent, take them to court and/or call the board of health. They are breaching do trace simply by not providing pest control in accordance with the time/days outlined in your lease/contract.

I have no idk who these pest control people are. They are escorted by the property manager and maintenance. They are helpful but the spiders and stink bugs aren’t the problem. The roaches are. And like I’m constantly cleaning my house but if I have dirty neighbors in our building that’s not gonna matter. Like they need to be spraying the whole building over and not just the room I saw the bug in cause that’s literally so stupid.
